Program Details
Monthly Rental Assurance Program
Under the lease, payments are assured for 24 months after closing. -- As for details of our Rental Assurance Program. The payment is based on 90% of the purchase price at 7.5% which, in most cases, results in a break-even to positive cash flow. You will receive the payment via direct deposit to your checking account on the first of the month.
Property Management
Your condominium unit will be managed by a professional property management company for 24 months at no cost to you. This takes the headache out of property ownership for you and eliminates any day to day involvement.
Paid Real Estate Taxes
The property taxes on your unit are paid for two years. This amount is capped the amount at 1% of the purchase price per year (2% in total). This allowance is greater than the current property tax rates, so you will not have to pay out of your pocket.
Paid Home Owners Association Dues
24 months of HOA dues are paid directly to the condominium management company.
Home Warranty
The program includes a two year warranty on your unit. Any service calls by a tenant will be handled directly by the property management company.
Closing Cost Incentive
The program provides a closing cost credit to assist with closing costs if you close within 45 days.
This incentive is 2% when a preferred lender is used.
Continued Ownership Strategy
At the end of the two year program term you will
be contacted by a Sales Manager to discuss your
exit strategy.
If you wish to continue renting your unit you will have
the option of extending the current lease. Additionally,
you will be put in contact with a professional property
management company who can provide ongoing
property management services.
If you desire to sell your condominium, our professional
sales staff can handle the resale for you or put you
in contact with a third party real estate agent who is
familiar with the Arizona condominium market.
If you would like to use your condo as a vacation home
or would like to refinance your property, our sales staff
will put you in contact with a professional lender who
specializes in refinancing real estate.
